Rhonda Conchola – Home Staging For Houston

At Home Staging for Houston, we never bet against the people of Houston. They don’t call us Clutch City for nothing.

Back in late 2014, there were a few people telling me that H-Town real estate was done…finished…kaput. “The Saudis and their oil play are going to kill the Houston market.

Well, according to the Wall Street Journal, the Saudis gambled, and Houston won.

But an interesting thing happened on the way to the collapse of the Texas economy—it didn’t collapse.

First, many people still don’t seem to realize how diversified the state economy has become. –www.wsj.com/articles/the-saudis-gambled-and-texas-won-1441063219

We Are Still Buying & Selling Homes in Houston…

Top 3 Neighborhoods That Have Kept Home Staging for Houston Busy in 2015…

1. The Houston Heights

Most of our home stages this year have been in The Heights. We have strong relationships with many of Houston’s real estate investors, and this area is very popular with home flippers.

Most of those have been complete tear downs and rebuilds, and those homes are then sold to young (upwardly mobile) professionals like new lawyers and medical professionals.

2. Westbury

This area is booming, and our staged homes do not sit on the market in this part of town.

Alan Hernandez of White Picket Realty actually sold my brother a home in this area about 2 years ago. We are seeing the same trend as in The Heights.

Somebody moves out of a home that was built in the 1950s, that home is purchased by an investor who throws about $30k – $40k into the property…gets it staged…and has a young (medical professional) buyer in about 3 weeks or less.

And we are seeing multiple buyers & bidding wars here. One drawback to living in Houston is the traffic, and this area of town has a short commute to the Med Center, which may account for its popularity.

3. Spring Branch

We were surprised by the growth in this area of town, but you’re out there by the Beltway and I-10, and that gives you great access to the Energy Corridor and some of Houston’s other business venues.

In The Heights, we see young professionals who haven’t quite started their family yet. In Spring Branch we see those same type of young professionals who have begun to have children and are perhaps considering the school districts outside of The Loop.

The Sky is Not Falling

Well, I don’t know what the next predicted catastrophe will be for Houston Real Estate. All I know is that this ain’t your 1980s Houston, Texas. We are fully diversified, motivated, and inhabited by some of the most creative business professionals in the World.

U.S. Research indicates that staging a property can reduce the time it sits on the market by 1/3 to 1/2. Selling a home can be a stressful time for you and your family. And as an investor, I’ve always felt that there are few things worse than paying the mortgage on an empty investment property. Hire a home staging professional to sell your house quickly.

Staged homes sell for 6% to 20% more than vacant or un-staged properties.

3) UNCLE SAM WANTS YOU…to stage your home

The profit made from your home sale could be Tax free and the money spent on home staging is tax deductible.

2) Home Staging is FREE

(Your home sells faster = you make more money on your investment) + (Your home sells at a higher price = you make more money on your investment) = Home Staging Is FREE.

1) Because Money Isn’t Everything

Look, we all know that real estate is a cash flow business. But, the reality is that most of us got into this business (real estate investment) for quality of life reasons and it wasn’t just about the money. Some of us got tired of being a cog in someone’s money machine and we just wanted to be in control of our own time and our own life.

Hiring a home stager in Houston allows you to sit back and relax while a professional designer fills your home with the most beautiful furniture and decorations that appeal to actual home buyers. We take a lot of the stress out of selling investment property. You can’t put a price on that!

412 Aurora | Home Staging Project in the Houston Heights

It’s hard to believe that in the 70s the Houston Heights was considered to be a low income area of the city. The area has experienced a “gentrification” since about 1990 and today it is one of the spots to be for young highly paid Houston professionals. This staging project really reflects the young spirit and can do attitude that exists in the Heights circa 2014. Continue reading “412 Aurora | Home Staging Project in the Houston Heights”

Home Stager’s Guide to LinkedIn

Is your LinkedIn profile Optimized for lead generation? 7 out of 10 Real Estate Professionals don’t know these simple LinkedIn hacks…

LinkedIn can be a powerful tool for online marketing of your staging business. Back in 2006 and 2007 many Real Estate professionals ONLY used LinkedIn because it was a gold mine for making connections to other people in the business. LinkedIn can still be a very valuable tool for turbo charging your business, if you know how to use it correctly. I hired a social media professional to take a look at my business and tell me where I could improve. One of the things he focused on was my LinkedIn profile, which I wasn’t using to its full potential.

I asked him to guest post on this blog to share some of the LinkedIn optimization tricks he taught me with other Home Stagers. Some of this stuff is just OBVIOUS, some of it will blow your mind. Here’s Aaron… Continue reading “Home Stager’s Guide to LinkedIn”

My Job Is Awesome!

The best part about owning a staging company in Houston is all the great people I get to meet and work with. Real Estate investors are some of the most interesting personalities in Houston.

I love meeting people who have the courage to expand themselves daily, and these are the kinds of people you meet in this business. A lot of these people have great rags to riches stories to tell you, and I think that Houston is becoming known for attracting entrepreneurs from all over the country…due largely in part to our real estate market. The best real estate investors I meet generally don’t even see it as taking a risk. They have analyzed all the numbers so extensively that the bigger risk is not doing the deal. These kind of investors make the whole process look easy. Continue reading “My Job Is Awesome!”

Museum District House Stage

This project was a blast. I love working in the contemporary Museum District. It really gives me a chance to let my imagination flow as a designer. This multi-level home was located on 2510 Hazard Street and the house had 4 flights of stairs.

Can you imagine carrying all of this beautiful furniture up and down 4 flights of stairs…Home Staging for Houston made it look easy. Continue reading “Museum District House Stage”
